Phoenix & Maricopa County Housing Market Report
Property Offer Blast is primarily concerned with the sales market: what homes are selling for, how much inventory buyers have to choose from, how long properties are taking to sell, how sale prices compare with asking prices, and whether enough margin exists for different buyer strategies.
C+ — Balanced / Buyer-Leaning
The market is functioning, but buyers have more room to be selective. July showed 23,743 active listings, 6,280 closed sales, 61 median days on market, 3.78 months of supply, a $455,000 median list price, and a $450,000 median sale price. That combination points to a market where correctly priced homes still sell, but investors and owner-occupants generally have more negotiating room than they did during the frenzy years.
This grade is Property Offer Blast's interpretation of current sales-market conditions, not an ARMLS rating.
Home values: what does the $450,000 median actually tell you?
ARMLS reported a July 2026 median sale price of $450,000 and a median list price of $455,000. The median sale price was about 98.9% of the median list price. That does not mean every home sells at 98.9% of asking, but it gives useful context for how close the middle of the market is landing to the middle of asking prices.
Individual property value still depends on location, condition, lot, upgrades, occupancy, repair needs, buyer demand, and timing. The median is a benchmark; the actual property still has to be evaluated on its own.
For property owners and sellers
- Longer market times make realistic pricing and presentation more important.
- More inventory gives buyers additional choices and negotiating room.
- Condition and repair needs can change both price and timing.
- Investor offers can provide another real-world data point for the actual property.
For active investors
- More inventory creates more choice, not automatically better deals.
- A flip has to absorb purchase price, financing, repairs, holding costs, resale costs, and enough remaining profit to justify the risk.
- A long-term rental buyer can accept a different upfront margin because cash flow and a longer hold period change the economics.
- An owner-occupant willing to renovate is solving for livability and long-term value, not a short-term investor spread.
Sales-market balance: listings, closings, time, and price
ARMLS reported 23,743 active listings and 6,280 closed sales for July 2026, with 3.78 months of supply and 61 median days on market. Median list price was $455,000 and median sale price was $450,000. The median sale price was also up from $440,000 a year earlier.
For POB, these are the numbers that matter most each month because they show how much competition sellers face, how selective buyers can be, how quickly capital may be tied up, and how much room an investor may need between acquisition cost and eventual resale.
The buyer's strategy changes the offer
A flipper usually needs the widest margin because the deal must cover acquisition, financing, repairs, carrying costs, resale expenses, and a worthwhile profit. A long-term rental investor may accept less immediate spread because the property can produce income over time. An owner-occupant who is willing to improve the home may accept an entirely different margin because the end goal is to live there rather than resell quickly.
Property Offer Blast is designed to facilitate direct seller-to-buyer and seller-to-investor opportunities. We are not building the market report around extra middleman assignment spread. The point is to help the actual parties to the opportunity understand the market and decide whether the numbers work.
Mortgage rates still matter
Freddie Mac's September 10, 2026 survey reported a 6.76% average 30-year fixed mortgage rate and a 6.09% average 15-year fixed rate. For investors, expensive financing increases holding cost and makes weak acquisition margins harder to justify. For sellers, higher monthly payments can reduce purchasing power and increase sensitivity to price.
Broad statistics are context. The property still has its own market.
Location, condition, occupancy, repairs, timing, financing, buyer strategy and terms can all change the outcome. Property Offer Blast gives owners a free way to test direct investor demand and gives active buyers another source of opportunities.
