1. Marketplace role
Property Offer Blast is an information and connection marketplace. We allow authorized property submitters to share property opportunities and participating investors to choose whether to unlock additional information. We are not a buyer, seller, broker, agent, wholesaler, lender, title company, escrow provider, appraiser, inspector, attorney, transaction coordinator, or party to any transaction unless a separate written agreement expressly states otherwise.
2. No agency or brokerage relationship
Using the platform does not create an agency, fiduciary, brokerage, employment, partnership, or joint-venture relationship. Property Offer Blast does not represent either side, negotiate terms, recommend a particular investor, or receive a commission based on a transaction closing. Investor credit payments are platform access fees for unlocking information—not commissions, referral compensation, earnest money, or payment toward a property.
3. Offers and agreements are independent
Investors create and communicate their own offers. Property Offer Blast does not prepare, evaluate, transmit, accept, reject, guarantee, or enforce any offer or contract. Submitters are never required to respond, negotiate, accept an offer, or sell. All negotiations, contracts, deposits, inspections, title work, financing, assignments, escrow, and closing activities occur independently between the participating parties and their chosen professionals.
4. No guarantees or professional advice
We do not guarantee that a property will receive an inquiry, unlock, offer, sale, price, closing date, or qualified buyer. Property information and member profiles may be supplied by users and are not guaranteed accurate or complete. The platform does not provide legal, tax, financial, investment, title, inspection, valuation, or real-estate advice. Users should perform their own due diligence and consult qualified professionals.
5. User authority and conduct
A submitter must own the property or have authorization to share it. Investors must use unlocked information only to evaluate and communicate about the identified opportunity, protect personal information, and comply with applicable licensing, advertising, fair-housing, privacy, telemarketing, wholesaling, disclosure, and contracting laws. Scraping, reselling contact data, harassment, impersonation, misleading claims, and unauthorized redistribution are prohibited.
6. Arizona wholesale disclosures
An investor who meets Arizona's definition of a wholesale buyer is independently responsible for making the written disclosure required before entering a binding agreement. Property Offer Blast does not make that disclosure for the investor and does not determine whether a particular transaction is a wholesale transaction.
7. Credits and payments
Credits unlock platform information and are not ownership interests or guarantees of exclusivity. Unless a checkout screen expressly states otherwise, one credit unlocks one opportunity. Completed unlocks are generally nonrefundable because the protected information is delivered immediately, except where required by law or where the platform confirms a technical failure.
8. Communications
Members may choose to receive property alerts and account messages. Message frequency varies. Message and data rates may apply. Marketing texts require the consent described at signup and are not a condition of purchasing credits. Reply STOP to stop texts and HELP for assistance. Email messages include an unsubscribe method where required.
9. Limitation and changes
To the fullest extent permitted by law, Property Offer Blast is not responsible for independent users, missed opportunities, user-provided information, negotiations, agreements, property condition, or transaction outcomes. We may suspend misuse, correct errors, and update these terms prospectively. Continued use after an update constitutes acceptance of the updated terms.
